Partial Rehab,
Two Family House

  • The problem with the partial rehab is: Where do you stop?
  • On this project, it would have been easy to argue for replacement of just about everything, but due to budget constraints, it just wasn't possible.
  • I had to prioritize carefully, find creative solutions and compromise.

This foreclosure property had been abused over the years, poorly maintained and had some serious structural problems that needed to be addressed. My goal was to make the building sound and attractive, inside and out and ready for another 20 years of use without needing much further replacement or maintenance. By reconfiguring the tiny stairs and adding a skylight, the third floor dormered space was finally able to be utilized.

  • The railing lifts up and off, for furniture moving
  • With the exception of new wiring and ceilings, everything was refinished, not replaced
  • Taking down a wall has a big impact
  • Improving the second means of egress was a big priority
